Before I sold houses, I sourced the land they got built on. That relationship is the whole business.

I started there.

I came into this industry staging homes — learning, room by room, what makes a buyer say yes. From there I went to the front of the pipeline: finding land, understanding what a developer can actually build on it, and putting those parcels in front of the builders who wanted them.

That's a different skill than listing a house. It means reading zoning, sewer availability, topography, and setbacks before anyone spends money on a survey. It means knowing which builder wants forty-foot lots in South Fulton and which one only touches acreage north of the perimeter.

Those relationships are why I get the listings when the houses go up. If you own land, that's the network you're buying access to.

Landowners

You have acreage and no idea what it's worth to a builder. That's the most common call I get, and the answer is usually more than a residential comp suggests.
