Read this before you visit a model home

The friendly person at the sales desk is a licensed agent who works for the builder. They are not neutral, and they are not yours. Their job is to protect the builder's price, the builder's contract, and the builder's timeline.

Here's the part that costs people money: at almost every builder, if you walk in alone and sign the visitor card without your agent, you can be locked out of having representation on that community — permanently. Not for that visit. For that community.

Rule oneRegister me on your very first visit — before the card, before the tour. Ten seconds, and it can't be undone later.
Rule twoThe builder pays my commission, not you. Having me there does not raise your price by a dollar.
Rule threeThe builder's contract is written by the builder's lawyers. It is not the standard Georgia contract. Somebody should read it for you.
Rule fourGet your own inspection anyway. New does not mean flawless — I've caught real problems in brand-new homes.

How a new build actually goes

Different from resale in almost every way. Here's the honest version.

  1. We talk before you tour

    Budget, area, timeline, and whether you're buying to-be-built or something already standing. This determines which builders are even worth your Saturday.

  2. Get pre-approved — and read the fine print on the builder's lender

    Builders push their in-house lender hard, usually with incentives attached. Sometimes that's the better deal. Sometimes the incentive is smaller than the rate premium. Get a second quote so you can tell which.

  3. We tour, and I register as your agent first

    Every single time, before you sign anything. This is the step that protects everything after it.

  4. Lot and plan selection

    The lot matters more than people expect — grade, drainage, orientation, what's going in behind you, and whether that "premium" buys you anything real. Some do. Many don't.

  5. Contract and design studio

    We negotiate what's negotiable — usually closing costs, incentives, and upgrades more than base price. At the studio I'll help you separate what adds resale value from what just adds cost.

  6. Build, walkthroughs, and close

    Typically four to nine months. We do a pre-drywall walkthrough and a final orientation, and I want an independent inspector at both.
